A hurricane can damage your plumbing in ways that won't show up for weeks — or until your water bill arrives. Here's exactly what a licensed plumber looks at after a storm, and what to photograph before you call insurance.
Don't turn the water back on yet. After a hurricane or major tropical storm, the three minutes you spend reading this first could save you from flooding your own house — or drinking water that's been contaminated by storm surge or a broken main.
Southwest Florida has seen more named storms make landfall or come close enough to cause damage than almost any other region in the country. After nearly every major storm, we get the same calls: homeowners who rushed back in, turned everything on, and discovered a problem when water started running through the ceiling — or when a gas smell hit them as they walked through the door.
This is what we check when we do a post-storm plumbing inspection. Go through it in order. The sequence matters.
The obvious damage — a roof torn off, windows blown in, flooding — gets addressed first. Plumbing damage tends to hide. A pipe joint that was slightly stressed by storm surge or ground movement may not fail for weeks. A water heater that sat in 18 inches of floodwater may look fine from the outside but have a corroded gas valve that fails when you relight the pilot. A septic system flooded with storm surge may back up the moment you run the dishwasher.
Before you turn on any lights, run any water, or start any appliances — stop at the front door and smell. Natural gas has a distinctive sulfur smell added specifically so you can detect it. If you smell gas, do not enter. Call your gas company from outside and wait for them to clear the line.
If you don't smell gas but have gas appliances, go to the main gas shutoff before doing anything else and confirm it was shut off when you evacuated. If it wasn't, shut it off now and have a plumber or gas company inspect your connections before relighting any pilots.
Go to your water main shutoff — usually at the street near the meter or at the side of the house — before turning water on anywhere inside. If the shutoff was already closed when you left, look for physical damage to the valve before opening it: cracked housing, bent pipe, debris impact marks.
Open it slowly. After a storm, municipal systems sometimes restore pressure at higher-than-normal levels as they flush the system. Opening your shutoff slowly gives your interior pipes time to pressurize gradually rather than taking a full surge at once.
Then check the shutoff valves under every sink and at every toilet. Storm vibration and surge can loosen fittings and compromise supply line connections — even indoors.
After a major storm, most SW Florida counties issue boil water notices for affected zones. Check with your county utility before using tap water for drinking or cooking. Sarasota County Utilities, Lee County Utilities, and Collier County all publish storm-related water advisories on their websites and via local emergency alerts.
Even if your zone isn't under a boil notice, if your home experienced any storm surge or flooding that reached plumbing fixtures — especially floor drains, tub drains, or low-lying supply lines — contaminated water may have entered your system.
If your home took on any water — storm surge, flooding, or even heavy roof leakage near the mechanical area — your water heater must be inspected before use. A gas water heater that was submerged or exposed to significant moisture has a compromised gas valve, thermocouple, and burner assembly. Relighting it without inspection is a fire and explosion risk.
Electric water heaters that were submerged should not be powered on until inspected. Water in the element housing shorts the element and can start a fire inside the tank.
What to look for:
If the water heater was not submerged and shows no damage, it's generally safe to relight following the manufacturer instructions. If in doubt, call a plumber before you light anything.
Get a flashlight and do a systematic walk-through before you run any water. Storm vibration — including the sustained low-frequency vibration from hours of hurricane-force wind — can loosen compression fittings on braided supply lines and shift drain trap connections.
Look for:
Turn the water on slowly and watch each fixture for a full 60 seconds before moving to the next. You want to catch any drip at low flow before it becomes a steady leak at full pressure.
After you've confirmed no visible leaks, go to your water meter, note the current reading, then turn off all water use and wait 30–60 minutes. If the meter needle or dial moves at all, you have a leak somewhere that isn't visible — likely in an interior wall, under the slab, or in an outdoor supply line damaged during the storm.
This is the most important test after a major storm, because ground movement and surge pressure are exactly the conditions that cause slab and wall leaks. A post-storm leak under a SW Florida slab can go undetected for weeks, quietly undermining your foundation.
Storm surge saturates the ground and can overwhelm municipal sewer systems. If your home's sewer lateral — the pipe running from your house to the street main — took on storm surge water, that water is now sitting in the municipal sewer system. Running high-volume appliances (washing machine, dishwasher) immediately after a storm can push sewage back into your home through floor drains and low-lying fixtures.
Warning signs that your sewer is compromised:
If you're on a septic system: storm surge can saturate the drain field, temporarily preventing absorption. Give your drain field 48–72 hours to drain before running your normal water load. Running heavy loads into a saturated drain field can push effluent to the surface.
Outdoor plumbing takes direct hits from wind-driven debris. Walk the perimeter and check:
Major storms cause ground movement. Hurricane-force winds create differential pressure across your home's footprint. Storm surge saturates and shifts the soil under and around the slab. These forces stress the buried copper pipes in older SW Florida homes — not enough to fail immediately, but enough to weaken joints that will fail under the next pressure event.
Post-storm slab leak warning signs:
If your home has original copper plumbing and is in a coastal county — Sarasota, Lee, Collier, Charlotte — this inspection is not optional after a significant storm. The combination of FL hard water corrosion and storm-related ground movement is the leading cause of slab leaks in this region.
This is the one homeowners skip in the rush to get the house back to normal — and it costs them. Your homeowner's insurance and FEMA disaster assistance both require documentation of damage before it's repaired. A photo taken after a repair is useless for a claim.
Document before any repair:
If you hire an emergency plumber before documenting (a real leak requires immediate action), ask them to photograph and note everything before repair work begins. Any licensed contractor will understand this request.
