What Makes Bonita Springs Plumbing Unique

Bonita Springs Utilities (BSU) is a not-for-profit co-op serving the city since 1970. Water is drawn from two aquifer systems — the shallow Tamiami Aquifer and the deep Floridan Aquifer — blended and treated before delivery. Despite treatment, the limestone aquifer geology and monochloramine disinfection create specific challenges for older pipes.

Polybutylene Pipes in 1980s Communities

Many of Bonita Springs' most prestigious communities — Bonita Bay, Pelican Landing, Spanish Wells — were built in the 1980s, during the peak years of polybutylene (PB) pipe installation nationwide (1978–1995). BSU uses monochloramine as its disinfectant, and monochloramine is specifically known to accelerate PB pipe degradation from the inside. Failure is sudden and unpredictable. If your home was built in this era, a pipe inspection is strongly recommended.

Copper Slab Leaks in Luxury Communities

Homes in Bonita Bay, Pelican Landing, and The Colony that used copper supply pipes embedded in concrete slab foundations are now 30–40 years old. Florida's acidic soil chemistry and the mineral load from the limestone aquifer accelerate pinhole corrosion in under-slab copper. Local plumbers specifically note these communities as prime slab leak territory. Signs: warm spots on tile floors, unexplained water bill increases, or the sound of running water with all fixtures off.

Bonita Springs Utilities Water Chemistry

BSU treats water from two aquifer systems using lime softening and reverse osmosis. Post-treatment hardness averages under 100 mg/L — but calcium scale still accumulates in water heaters and fixtures over time due to the natural limestone mineral content of the source aquifers. BSU adds corrosion inhibitors to protect household plumbing. The monochloramine disinfectant, while effective against pathogens, is harder on older rubber gaskets and certain plastic pipe materials than straight chlorine.

Condo & HOA Plumbing Complexity

A large portion of Bonita Springs homes are condominiums or HOA-governed communities with shared plumbing infrastructure. In these properties, a leak or repair in one unit can affect neighbors. Shutoffs require coordination with property managers. We're experienced with Bonita Springs' condo plumbing — we know when the issue is in your unit versus the shared lines, and how to navigate HOA requirements efficiently.

Did you know? Bonita Springs Utilities won the Best Tasting Water Award in 2024 — competing against Naples, Cape Coral, Lee County, and others. Great tasting water, but that doesn't mean it's easy on aging pipes.

Slab Leak Detection & Repair

Non-invasive electronic and thermal imaging leak detection for Bonita Springs' slab-on-grade homes. We find the leak without unnecessary floor demolition.

Water Heater Service

Tank and tankless installation, repair, and maintenance. BSU's aquifer water deposits calcium scale in water heaters — annual flushing and anode rod service extends heater life significantly.

Coastal & Outdoor Plumbing

Salt-air corrosion accelerates wear on outdoor fixtures, hose bibs, irrigation backflow preventers, and exposed pipe sections throughout Bonita Springs. We repair and replace with corrosion-resistant materials.

Drain Cleaning & Repair

Hydrojetting and mechanical drain clearing. Scale buildup from BSU's source water and high usage in Bonita Springs' active communities leads to recurring drain slowdowns.
